The fire reached well beyond the breezeway: several units were charred and required full gut rehabilitation. Boarded and impossible to finance conventionally, Dottco bought the building as principal, restored the fire-damaged portions of the structure, and updated all six units, working in collaboration with the Sacramento County Building Department. The whole building returned to service as clean, current rental housing.

An out-of-state owner, an occupant she no longer wanted to manage, and a house in poor condition: the kind of property conventional buyers and financing pass over. Dottco bought it as-is, renewed it under its own license, and returned it to service as quality housing.

The seller wanted to use the sale proceeds to buy their next home out of state, and needed time in the property to make the move. Dottco closed, and the seller stayed on after the sale while completing the transition. The house itself was bought as it stood, contents and all, then taken down to what was sound and brought back as clean, current housing.

The Opportunity

The owner had finished residential lots but was tired of the development process and didn’t want to go vertical. Dottco purchased the lots directly. What started with a chance conversation became Oak Grove Estates.

Acquired through a county tax-defaulted property sale, proof that Dottco's acquisition channels run beyond conventional listings, and its underwriting runs beyond the condition of a building.

The Strategy

The opportunity was in the underlying land. Dottco evaluated the real estate first, recognized a higher and alternative use, and split the property.

Delivered & Held

One resulting parcel was sold to a developer. Today it is the site of Penn Valley's Dollar General. Dottco retained the remaining property, zoned multifamily/commercial in the downtown district, for its longer-term potential.
